Real Estate Disclosure

Friends you and me is a free advertising media that introduces buyers, sellers, and
renters to meet together for real estate needs. Friends you and me is not as an authority
on real estate. The form for price and features listed on our web site maybe incomplete.
Completing the forms is the seller and landlord responsibility, and not Friends you and
me. Friends you and me does not verify anything and makes no endorsement to the
validity of homes and personal property listed for sale or the rental thereof, as to the
properties: condition, title, value, and everything associated with the purchase or rental
of real estate.

Some Buyer Facts to consider: After you have selected a home to purchase, find and
use a reputable Real Estate Attorney to represent you. Hire a Licensed Appraiser to
establish a fair market value; A Home Inspection Company to verify the condition of the
home is what you expect; A Surveyor to establish flooding values and boundaries: and
an Exterminator to inspect for decay and any type of infiltration.

None of these services should be referred by the seller. All monies to be paid to
the seller should be held in Escrow by your Real Estate Attorney until closing. If it is
suggested there is no need for you to hire an attorney, the seller is providing one, please
understand, that the attorney is representing the seller only, and not you. Spend the
money on a reputable attorney and you will see that it is the best money spent.

Homes in a community, co-op or condo with a homeowners association (HOA):
Have included in your purchase, copies of the covenants, conditions and restrictions
(CC&Rs). This will be needed for you to know exactly what is included in your purchase.
Mortgage lenders will need this information, as well as the Closing of sale Attorney or
Title Company.

Many states require certain disclosure be included in the real estate
transactions. The best way is to check with your state. This website may be of some
help. https://eforms.com/purchase-agreements/property-disclosure-statement/

For Renters: After you find a home to rent, have an attorney review the lease prior to
signing it.
